Pre-construction
A hand-picked list of pre-construction developments across the GTA, with the pricing, timelines, and details that matter before you commit.
Why buy pre-construction
Pre-construction pricing is typically set below projected values at completion, with the earliest buyers getting first pick of floor plans and views.
Instead of a full down payment upfront, deposits are staged over the construction period — a series of smaller payments rather than one large sum.
New homes in Ontario are protected by Tarion's new home warranty program, covering defects on major structural elements for years after closing.
Buy early enough and you can often select your unit's layout, finishes, and upgrades before the building is even built.

How pre-construction works
Reserve your unit
A refundable deposit holds your unit during the platinum or VIP access period, before the project opens to the general public.
10-day cooling-off period
Ontario law gives every pre-construction buyer 10 calendar days to review the agreement with a lawyer and rescind if needed, no questions asked.
Staged deposits during construction
The remaining deposit is paid in scheduled installments tied to construction milestones, not all at once.
Interim occupancy
You can often move in and start living there before the building is legally registered, paying occupancy fees in place of a mortgage.
Final closing
Once the building is registered, your mortgage begins and ownership officially transfers to you.
